Based on the information I can find and an Excel template I am using it would suggest this property is a 9.3 cap and would have cash flow after expenses of around $3000 per month.

I have seen some of these "Bookkeepers" who have a set price and then get VAs to do a lot of the work and they send pretty Excel financials over to make it look like they are great but they don't actually know the concepts and how it all flows together.

I started out managing everything in excel, then switched over to QuickBooks Online at 3 properties.

The presumption is that legal entities are excellent tools, as long as you follow the corporate maintenance and corporate formalities. 

Excellent way to break into investing and scale your portfolio.

However, what you are asking for seems reasonable and an excellent idea! 

But, Excel is totally fine in the beginning (in addition to your PM software to capture transactions outside of the properties).We use QuickBooks Online exclusively for all of our REI Clients.

Despite needing updates, the property presented an excellent opportunity to add value through targeted renovations.
