They are willing to pay a few hundred dollars above market rents and would have essentially 0% vacancy since the sober living company would be on the hook for the lease, not the sober living tenants.

I'm reading another experts book and they talk about how Triple Net leases aren't really the greatest to produce income, and in one of Peters videos I just watched he says investors LOVE triplenet leases.

@Mario CastellanosBIG assumption but if accurate it means the property is under water meaning they owe more money on the property than it is worthThey would not be able to sell it without lender permission essentially.
