I've read there are pass/failed inspections that let you walk out of the deal but you don't get to ask the seller to make any changes or credits.

ya the one I just mentioned to Jay Hurst was a guy who supposedly had off shore money and would get us a large line just needed to give them 500k.. big dog and pony show at wall st lawyer etc.. they even had shills for references that we called and again just did not pass the sniff test..

I recently had a cousin pass away that owned a home there.

He Couldn't pass up the profit considering he only owned it for 3 or 4 years. 

I also know the zoning/permits better than the appraiser on some of them because if they passed initial evaluation I looked up the zoning and permits. 

In other words, people who may have been potential tenants with pets would have passed on the property as a not 'good fit.'

If you do not need to go above 75% of the properties current value (and the property will pass an appraisal in its current state), you could do a straight up cash out refi using conventional financing, or go up to 80% LTV with some DSCR lenders.

I would also ask for the inspection checklist so you can ensure your place will pass inspection.

What constitutes a good location in Kansas would be totally different then NYC.We can assume, a locations proximity to TRAFFIC, either pass by or generated by location would be key.
