Any tips or tricks for staying organized and tracking leads effectively?

This is the oldest professional tenant trick in the book, but you should definitely get a lawyer on board now.

There's potentially a domino effect in the event of an unforeseen major expense exceeding my reserves (mainly thinking in terms of natural disasters) affecting my whole portfolio.  

Or the market goes crazy and the property value goes way up but she says she gets all the gained equity because she's been paying the whole mortgage all this time and she's dating a lawyer now who is on her side... 

I used several lease templates that I found as a starting point, then created custom leases for my properties from those, and had my lawyer review them.

Since then she’s hired a lawyer because she felt that it’s unfair that shes only getting 30 days notice. she supposed to move out on the 26th of November she wants him to use the security deposit as last month rent but my friend runs the risk of the place being trashed if he does accept this will he still be able to fight for more money if the place does end up trashed and is there anything he can do to fight her to get the last months rent

Being able to enter a property with only 5% down means you can leverage your money way more effectively as well.
