What folks should be doing is developing the understanding enabling them to build their own tools.

Understand that the cost to the investor is only the cash that's out of pocket. 

You don't need to know everything to get started; you need a foundation to build on, and the rest will come through experience and then refining your education.You can build a basic understanding of investing in 3-6 months.

There seems to be a mis-understanding about what ESCROW accounts are. 

.: I do not understand doing rehab value adds in cheap markets.  

A quote with no cost breakdown can definitely be a red flag—it makes it harder to understand what you’re paying for and leaves room for unexpected costs to pop up.

- just starting out I would steer clear, it's nice that the rental income is guaranteed but that can be a rough tenant base and many new real estate investors just get smokedIf I was just starting out in real estate and had $750k to play with, I would really try to understand my goals - is it to retire on a beach and be completely passive?
