I have been investing in philly for quite a bit now and have started with the househack route and have properties in multiple areas of the city and surroundings.

I think it was a double whammy when the fed rate was boosted from nothing to 5-5.25 and the fed was also selling a bunch of the bonds they had bought before to drive mortgage rates down. 

These are not nationally known locations, but still pretty popular drive-to vacation spots for Minneapolis, Chicago, Milwaukee and Detroit metros. 

I'm currently using the propstream, redfin, and zillow trifecta as well as driving for dollars to find leads, then I cold call (Any recs for getting the right numbers?).

It's a great area within walking distance (5 minutes) to shopping, grocery, coffee shops, and historic neighborhood, and about 5 minute drive to downtown.They are asking $695K for it.

It's tough for out-of-towners to compete and find a good deal, but if you're here and can drive the streets in your neighborhoods, do that!

Unless you're 110% confident in the MF purchase and you can drive up the value of the building quickly (6-12 months) and then secure longer-term fixed financing to pay off the HELOC or loan. 

Do you mainly rely on driving for dollars, online platforms, or networking with other investors? 

Your property is overall a beautiful home with a lot to do in the surrounding area.

I was drawn to this deal because of its prime location in Downtown, near the courthouse and surrounded by thriving businesses.
