It distracts you from making money.

I guess that I've always been interested in real estate, and in the back of my mind I always thought I'd like to get into it, I just got distracted by the whole "go to college and get a good job" thing, which has got me good and burned out by now.

Shut off all email, phone notifications, and other distractions and hack away for an hour.

Before you can really know what your options are, you have to find exactly what you’re looking for and don’t get distracted by the next “shiny object” opportunity.

I don't think he's convincible, but if you still want to try, you both need to learn how tod do market analysis using Dollars NOT percentages...or any distraction numbers like school systems, area income +/-, population +/-, etc... 

When we compare WFH data from pre Covid days we see employees have many distractions during the day like dropping kids to school, shopping, running errands and of course there is a leakage in terms of slacking and socializing.

You buy when the right opportunity presents itself.Everything else is a distraction.
