However, if I tried to sell this note, I might have a difficult time doing so because there is no open market for selling notes and adding the fact that the note is in default, I might have to discount the note if I wanted to get cash for it.

Everyone completes an application...don't you want to know who will be occupying your property? 

Maybe it is more difficult if the damage was more serious like fire or flood but it goes same with any insurance claim.

Given the circumstances, I’m unsure whether to proceed or back out of the contract.

I'd like to use this to make an "all-cash" offer on a SFR, and then convert that to a conventional mortgage to pay off the HELOC.  

Duplexes are cheaper to rent and expenses are becoming difficult for the average tenant.  

We would like to use this to cash out the new property.
