Like has been already said, if you need to save the cash when starting out, it's not a bad thing to suffer a little for a good cause. 

I always tell my clients to put a reminder on their phone to go off monthly to ensure they pay off all debts like this that can cause them to have higher credit scores. 

I would go so far to say in that less than 10% time when your property causes the lawsuit, you’re going to get sued personally as well.

It's important to have your attorney review the title commitment, as I've seen "wholesaler-friendly" title companies include various items in the title exceptions that could cause problems later on. 

I have talked to OOS investors that lost big doing single family turnkey rentals in recent years because the "great tenant" that came with the house moved out mid lease and did $30k of damage on exit.What I believe you are really going after is: don't be dumb money.  

Most likely the state where the property is located is where lawsuits would be brought if they are something for personal injury like a trip and fall or something of that nature because the “cause of action” arose in that state.

(E.g. the development of a park isn't going to cause an influx of jobs.

Failing to follow proper procedures will cause even more delays.  

Like replacing the doors/ locks, etc. and  its getting frustrating.Whenever I articulate my frustrations to my wife it causes friction within our relationship I want to get this house rented asap but I wanted to get a barometer to see if perhaps my expectations are a bit unrealistic , especially with consideration that no one could get in the house due to the fleas until recently.
