I was using Cozy for rent collections and was between Appfolio and Buildium as well.

One of the reasons I like Cozy for rent collection is that their software automatically sends reminder emails.

Another tool I'd suggest is Cozy, and I find apartments.com to be quite good. 

I'm looking for using electronic payments, and read about the app Cozy.

I know some people favor something like cozy but I try to make it as easy as possible for people to pay me (short of venmo which I won't use).

Cozy allows multiple tenants to pay whichever portion they choose and it is normally not an issue.The original idea behind the high late fee was to strongly discourage late rent.

Some use it for a cozy fire ambience (manufactured logs or wood is easily obtained at the local market), some use it with a display of candles, some don't use it at all but still like the look.

Do you share the building with another group or is it entirely yours, coz I see you mention the top 2 floors?
