Actually, in your example you're investing $300K ($30K across 10 deals), if those average 15% annual return then you're looking at doubling your money to $600K at the end of 5 years (assuming your money is re-invested for compounding).

Flipping is great too ... so profitable in fact that I flip everything I buy, it is just that most times I flip it to the rental market instead of the sales market, that way I get the short term forced appreciation AND the long term market appreciation AND the long term cash flow from rent increases, all compounding with leverage nearly tax free ... it's a beautiful thing when done correctly.
