I know our title plants in the metro areas of Or Wa are all off shore and its common to order title one day it gets worked up in the Philippines at  night and back to Or the next day or 2 days.. but this one really shocked me thats why I thought to post about it.

One just uses the tried and true wholesaling methods and each geographical area will have its unique ways of doing this.With a lot of land deals starting with tax sales. this is common in CA AZ etc etc. currently I am funding deals in WA ID MT CO AZ TX FLA and then some other states.

As per the HSTPA, any changes to a tenant's lease whom have been in place for over 2 years requires a minimum of 90 days notice, regardless of what the lease (or lack thereof) says.  

This is Occupancy Fraud, a very common type of mortgage fraud. 

Are you noticing specific property types, neighborhoods, or price points where buyers are finding the most opportunities?

Just keep the amount within any local rules and give proper notice.

When you're looking at rental comps, I'd look for homes that also don't have a driveway to get an idea of how long it took to find a tenant and if you notice a big difference with the comps. 

If they have been there for a day longer than 1 year, they must get 60 days' notice; if they have been there for a day longer than two years, the landlord must give 90 days' notice. 

Ideally, I'd like to find a balance between affordability and potential for appreciation.Also, are there any common pitfalls or things to watch out for when buying a multi-family property in Jersey City?
