Realistically it totally varies by market and climate in terms of the costs and what the landlord is expected to pay.

@Alex Sanfilippo - when you say "good time", are you referring to the time in your investing education, the economic climate, inventory in Jacksonville, or from the seasonal aspect (or another perspective perhaps?).

But if you have the means and the wherewithal education beyond high school is extremely important unless you're a trust fund baby or suffering from a physical or mental disorder.

Being in Miami, I am aware of the aggressive real estate climate, but still believe I can be successful here.

If you are just looking to get in there now this oil slump may help you as the current climate is not as competitive.

I think lawns in dry climates are a bad idea but take my opinion with a grain of salt.

My thought was these folks get transferred need a place to buy or rent while they are there until getting transferred to cooler climates.  

Does anyone have experience working with electric heat in cold climates?

We lived in Florida for 13 years and feel that the upkeep in that climate is more extensive than in other areas.
