If you could get a co-signer that would help with some of the down payment, it would make things a lot cleaner.

I returned the house I think cleaner than was given to me.

But basically he wanted to rent my property and then offer it as STR to whoever.I said I didn't want it to be trashed (again) and he talked endlessly about how he puts up cameras, other security, knows exactly who is going in & out, cleaners are the finest, etc.

First cleaner only lasts an average of 5 months which will be your fault (checklists and overall micromanaging) not theirs 

Renting our our carpet cleaner for the day may be best bet

They manage the listing on Airbnb, hire the cleaners, communicate with guests, work with contractors, restock household items, etc.

Put it on your punch list and make sure the cleaner checks it.

We've gone through a few pricing software systems and currently really like Beyond Pricing.I came across this platform called Turnoverbnb and that connected me with a few cleaners who I then contracted off of the site to work for me personally.

STR do require some more time to manage operationally, but with a few proactive systems set up on the front end (bnb friendly cleaner, automated messaging, multiple sets of turnover supplies so you are not stuck doing laundry during the busy workweek)  will make life much more easier!
