They tell you you’re asking too much rent (you lower rent, avoid vacancy and make more money) ,your marketing is bad (they take new pictures, advertise in different places, change wording, whatever, and get a tenant saving vacancy.)  

How are you all adapting your strategies with the current market changes, like higher interest rates or evolving tenant demand?

If it's related to nonpayment of rent, the changes they appeal is very low. 

Now that we are looking into the next property, we are trying to figure out the best way to handle the financing of it.We don't want to do the HELOC again - it worked the first time, but things have changed and - realistically- we were pretty fortunate that it worked as well as it did the first time.The cabin is was purchased at $230K and it's probably worth around $285K now.

It's possible the laws have recently changed so reference the Florida landlord/tenant handbook.

My investment strategy did not change a bit, but I learned of this strategy and took advantage of it to save huge on taxes and wanted to share this with the investor community. 

A fresh image can completely change the game.

I'm in the camp of change the strategy to increase cash flow, refi, and buy more properties.

@Kevin Collins I apologize; my response came out a little rough around the edges and I assume that you certainly have done your homework prior too.... but that is a bit of my point... nothing will change when you go and work with a realtor and find investment properties yourself... figuring out what the property is worth IS PART OF THE ANALYSIS (if that's important to you) and because of this it is no different than other than you should now be verifying what the realtor will tell you it's worth as opposed to what the turnkey is telling you. 

I'm going to change the parameters of the question and assume all properties have 70% financing.
