If you mean there is an active arrest warrant...hard pass.

Years ago, we had a tenant arrested for vandalizing the unit in a racist manner at the end of the eviction. 

If they employed a serious zero-tolerance policy and started arresting and jailing every single addict and dealer and then forcing addicts into detox, I'd be a lot more optimistic. 

As one of those landlords who give landlords a bad name, I allowed them to remain because we didn't want them to be homeless after their (adult) daughter who was on the lease left them high and dry and their (adult) son wound up on the pills and got arrested.

There was guidance published in the “HUD Guidance Memo on Landlords’ Use of Arrest and Conviction Records.”

I always do, but in a recent instance, I had a gut on an applicant and ordered reports for several jurisdictions not anywhere near where he said he had been in the past couple of years and nothing on the application was offered re: arrests and such. 

Five years ago, two states away from any offered residence location, he was arrested more than once for Methamphetamine possession, Domestic violence twice, and Dui's....with jail time. 

Also, check out their name on your county's Unified Judicial Network to see if she has any charges, arrests, l/t filings, etc.

I own a 4-plex in Texas and recently leased a unit to 19-year-old. He indicated that he had NOT been convicted of a felony on his application and the background screen came through clean.
