The moral of the story---Single Family Homes are a dream compared to Class C or D apartments.

If you have some really high interest CC debt or a lot of CC debt then you should probably start putting it on these bills to boost you credit score and improve your debt to income ratio.

If payback was bigger than 40 month he never did it.Put another way, he'd invest $1,000 if it boosted rent $30/month.

Moral of the story is not to store things in places that are accessible to tenants.

If you buy right, that strategy should boost your cash flow. 

For a rental I like to be around 60% ARV to boost cash flow which brings purchase price to around $40k.Not trying to beat you up over the analysis, but that's something you don't want to be that far off on. 

there are ways around credit checks, but you pay an even higher premium to do so. best bet imo is to partner with someone as a passive investor while you learn comm real estate and boost your credit score.

I was impressed with how fast that came off and there was a pretty good boost there. 

We've closed some stock positions to boost funds, but I'm trying to balance a slow bleed vs ripping the Bandade, so to speak.
