I am from Ohio and will be down in Atlanta from 1/9/24-1/12/24 and was hoping to network with some real estate investors for lunch or a coffee (or at a project you might be working on).

Basically impossible with that many lots.

I realize you're starting out so it may be a while before the lucrative legal projects appear but if you enjoy your field they will because you will get very good at it. 

We find ourselves having to manually pull several reports and having to combine them in excel just to find basic data.  

Be patient with your husband, but you may have to take on the 1st, 2nd and 3rd projects on your own before you see any support from him.

I’ll basically be counting on my tenants to pay on time everytime.

Basically, simply looking at cash flow, is 150-300/mo a good cash flowing deal or should it be higher.

If you don’t mind a little more advice…when I’m running projections like this, I like to use the worst case scenario and if the numbers don’t work out in that scenario, I usually pass on the deal.
