But I do not buy bottom barrel properties in bad locations (busy roads, crime, eye-sore views) instead I focus on making a property one that the average modern family will want. 

I do want to thank everyone thus far on this journey the good and the bad feedback is the direct reason on my success so far and I plan to be great.

I would only do this if you can find a quality property manager.

If you can create high quality real estate related content, you can attract a large audience and find motivated sellers in the process.

And, there is every possibility that I am able to assume quality debt if I am a low-leverage purchaser.

As there is only a one lane asphalt driveway that goes between the building and the east property line the contractor will have to operate his heavy equipment there and will hurt tenant access and definitely damage the asphalt.

The condition is so bad the home is not worth the purchase price for collateral. 

I thought it would be funny to cite his book and then do an outrageously bad job of asking. 

I've come to believe that's not a bad thing.
