I only recently became licensed, so I would have a long way to go in order to comply with the 2-year experience requirement, but I have been an active investor for 5 years so I am wondering if I would fall within the 3 year exemption, below:- Have at least two years of experience as a licensed real estate salesperson or at least three years of experience in the general real estate field or a combination of both- Meet the minimum points required for the experience type (e.g., buying and selling your own property, managing property owned by your employer)Thanks in advance!

Yeah, I just did a loan for an investor in the North Tahoe area and the insurance was wild, a lot of that is only going to qualify for Cal FAIR unfortunately due to wildfire risk. 

You will likely find that some banks are much more favorable to lending to primary homeowners, while some may lean towards investors. 

Does anyone have thoughts on what the best course of action might be from an investors' standpoint. 

Depending on what type of investor you are what your goals are you will learn more from the forum than from their bootcamp- which if it only proffers one investment strategy really is not worth the money.  

Position these as limited-time deals to attract budget-conscious travelers.Be Responsive and Personable: Guests often book based on their interaction with a host.

Have you connected with local investor meetups or REI groups?

I know you don't want to deal with tenants and their problems, so why not either:A - Buy a NNN property where you don't have those problems, but still have cash flow,...orB - Take your $500k, and partner up with another investor where they deal with the tenants.

I truly believe the first rental property is the most important, less so financially, but most importantly to get you in the investor mindset and make it real!
