This is such an asset! 

I had a duplex in Hilltop that was doing well for me and sold it 2 years later to do my first 1031 into a Hilliard duplex because it was part of my investment strategy (invest in C class with a 2-5 year exit strategy and 1031 into a better asset class).

Same for fixed assets.  

Businesses are the opposite: their primary purpose is cash flow and while you can create a sellable asset, anyone who has ever tried to sell a biz knows it's a lot harder to sell than real estate. 

Indeed, the FAIR ordinance is anything but fair to non-corporate landlords, seemingly punished for investing in rental houses to generate income as an alternative to stocks and bonds.A handful of opportunists likely could learn to exploit these new rules, preying on otherwise law-abiding landlords to obtain legalized shake-down payments.

You can still reasonably expect to find financing for those asset types.

Building an environment where people can safely age in place and obtain needed care makes for difficult family decisions.

Downside is you likely need to be asset class and location agnostic.

If you’re seeking a bridge or a hard money loan, you’d wanna ask about credit, asset requirements, loan to value bands, etc. but each loan is a snowflakes for every scenario always different.

Investing in both provides some diversification of assets.
