I've seen various NNN or modified Net leases where the tenant does not complete simple preventative maintenance on items like HVAC units (which end up with major repairs or need replacement) or parking lot repairs (asphalt and concrete are very expensive to replace).While considering NNN leasing be sure that you or your representative visit the property periodically and following up with the tenant to be sure repairs/maintenance are actually happening.

After taking about 6 months to convert it into a 4 bedroom, put on new siding, some windows, trim, exterior paint, a new roof on part of it, sheetrocking about half the house, tape, texture, trim, paint, carpet, tile, electric and plumbing fixtures, rewiring about half of it, adding rafters to the garage, a new garage door, a crushed asphalt driveway, and sod, I finally sold it for $55,000 after having it on the market for 3 months with a realtor and only getting 2 offers that didn't want me to carry it.With a little over $25,000 in repairs to it, when it was said and done I walked away from the closing with a net profit of about $1,500.

That might explain the hole up through the asphalt (likely from a vent pipe that's gone missing) and the other pipes you mentioned.

If I were to advertise my vacant land, I would do that ground work for them (but its time consuming) Call the utilities and ask how much each one costs to connect, then get estimates to put a gravel road/ asphalt road/ cement road.

Target size strip malls, or office space, or NNN, or Pads, or etc...Or are you talking about things like a stand alone building with a hair salon, or similar in it along side of a major road.[2] What can you afford to do Down-payment-wise, in an MMA maybe only a 7/11 strip mall, in a medium sized area maybe a larger bite of the chocolate bar than the 7/11 mall.[3] Do you want partners on deals, (same on all, different on some), must you have partners on deals (loan qualifications, personal weak spots, etc...)[4] How will you swing the bat at financing; do you qualify for the financing your deals will need, will you need others to help you qualify, do you now these people vs risking someone who will make your life miserable and you will hate working with (an unfortunate situation). [5] Do you want to work government handout money for fix up real estate, is there any that looks profitable right now.[6] How well do you know commercial real estate "Stuff"; such as can you identify a 400 amp service panel from an 800 amp service panel, can you identify an electrical transformer that you own from those owned by the utility, what is a plenum, does your building have them, what are those big red pipes with wheel handles on them, hidden behind the bushes (who do they belong to), how long does asphalt last in a commercial lot, and etc...Good Luck!
