From a numbers perspective it works but once we start adding what I estimate to be crunching 80k in repairs, coupled with a soft market for high-end homes especially next to heavy industry...I decided on a soft pass. 

This is why I am looking to propose a reasonable price, I just do not want to screw myself in under estimating rehab price.

It's a brand new lease up multifamily apartment building with 60 units.Loan estimate 8.1 M, LTV estimate 65%.

They used the exact same estimation software for construction labor & materials as my insurance, and got together to agree on the scope before work started.

The estimate rehab budget was $133K and I gave him roughly $30K to start for various deposits (Roofer, Windows, Framing, Etc).

The repair work was estimated at over $10k, including foundation work, so I used the escape clause that their contract had in it.

Proformas are just estimates, if it's the brokers proforma or the sellers, I'd cut that down quite a bit

Show them the numbers: the purchase price, estimated rehab costs, projected timeline, and potential profit.
