After marketing efforts, contacting sellers, negotiating terms you can run yourself into the ground and you haven’t even done a deal yet.

A "Good" job here is a guy who who went to Engineering School, and refined brakes or hydraulics systems in your car, RV, truck etc.

Although Bed-Stuyvestant having Foreclosure issue, parts of that neighborhood is great place to invest especially when Atlantic Yards finally brakes ground.

If you are going to spend $40-$50K avoid the Section 8 crowd and go after market rate tenants.  

@Adam Jeske I think you might need to tap the brakes on this deal and learn a little more before you make a purchase. 

If the lender puts the brakes on us, oh well at least we already have an umbrella policy.
