Your script or simply guidelines for starting a call should be geared to solving a problem the seller may have . . . needs to sell, may want to sell but had not considered the options, etc.Best advice is to be honest with yourself as to what you are looking for - a flip, a buy-&-hold, a wholesale - and approach the seller with a sincere opening explaining who you are what you are bringing to the table

They might allow for a no seasoning rate and term refinance, but that would have you bringing your closing costs and and lender fees to the table.

FYI: groundwater raises and lowers (it usually raises after periods of rain/snow melt), and if the slab of the house is too close to the water table--that is, if the slab is too low--ground water can rise, and seep up through the slab from underneath the house.

If it's in decent shape, I would do a couple upgrades to appeal to potential homeowners (adding window shutters or bark mulch outside, an accent wall, nicer light fixture in living room, etc. etc.)
