I'm piling up cash for next wave of distressed inventory :-)

I am building some specs right now in Seaside and part of our marketing is we are above the Tsunami zone.Although if its a 600 foot wave like the article talked about we would still get wiped out as we are only about 150 feet above MSL.

(looks like we didnt get this one but doesn't matter I wanted to keeping riding the momentum wave)Also I need to check-myself with my own sense of overwhelm.  

Do you have any recommendations on title companies that wave their fee if the property doesn't close?

I told this prospective tenant that we would wave the fee for any animals prescribed with a letter and that I would just need a reasonable amount of time to validate the letters.
