In the last year I have seen some (in my opinion) significant changes to the Sault Ste Marie market, and surrounding area.  

I’ve gotten in the habit of skip-tracing the owners info from public records for starters, and also their spouse and any other family members I can find, as well as the neighbors surrounding the property/ talking to as many people as necessary to confirm the seller is who they say they are and is actually selling.  

Do you need to be in Seattle proper or are you open to other surrounding areas?

Look for other types of renters who aren't necessarily affiliated with hospitals or go just outside the neighborhoods immediately surrounding the hospitals and market it as a good option.

If you're looking in bigger cities, look into the surrounding areas that will be less expensive and provide you with a better rent to value ratio.
