This is why flipping can be very easy in some places (Gentrifying neighborhoods in DC, PG County along the DC Border) and near impossible in other places (Much of Montgomery County)I find that the areas that are very very desireable to live in, where you have the top schools in the area, like Rockville, lower Silver Spring, Fairfax, Herndon...basically the wealthy suburbs, the prices in a particular neighborhood will not have a huge variance based on condition...and this is because people buy the house regardless simply for the school district, location, county amenities.  

The Silver line extension is heading over there and prices have not skyrocketed yet, but they are on the rise. 2.

How do you compare it to Utah County area ie Lehi or Eagle Mountain incase you have done something in Utah county.

This same question has been posed many times, same basic question as asked above, usually we get opinions from unqualified legal eagle wannabe types, some have no clue.

Turns out my pea-sized legal eagle brain is just not up to keeping track of the many complications on this issue.

The old guy & his friends made their own wine & grappa in the back enclave so I assume it was well used & flowed often.In one we did buy we found a large steam chest of very old silver tea sets & crystal under an enclosed staircase.
