Since I live in beautiful Orange County, CA I would ideally like to invest here, but it is way to expensive and I can not come up with the funding.

Particularly Anaheim, Cypress, Cerritos, Orange or adjacent areas?

After listening to podcasts I've decided to start my investing journey by house hacking a multifamily that is move in ready in either the san diego or orange county area.

Have it painted with Orange peel texture 

And sands well if you get a little orange peel...I hate that.
