I know the quality of the home and neighborhood won't be the same in California, but because I'm targeting buy and hold, I just need a property with okay or decent rental yields.

We don't drain after every guest (average stay is 2 nights) but we usually do at least once a week or if it shows any signs of bad quality water.

And the quality of their services.. not all closers are created equal

Make sure you know how the quality is of your contractor and how long it's going to take.
