The property is in downtown with walking distance to train station, target, restaurants, movie theaters, park and etc.

Movie theaters, most schools and gyms still havent opened.

Do you want it to manage door locks and thermostat kind of things or are you wanting to allow your guests tons of bandwidth and play xbox and stream movies?  

People on a budget (hippie college students) don't mind sharing space but they usually have limited discretionary income.You could make it into a Safe House, like that hotel in the John Wick movies.

The outcome is the same you end up watching a movie but technology has made it simple ... same concept except I get in front of people who are already motivated.
