There’s an ADU they are building across from the laundry mat on Odem Medo and I think the value on that permit for 800 square feet is $96,000 so maybe figure $120/square ft construction costs.

Personally, I purchase properties in several states and never waste one minute looking at demographics until after I find a property that meets my numbers for my return on my investment.Almost every major city has war zones and properties I would not purchase for any price because I always envision myself strapped with an AR-15 when collecting my rent.
