Hello -Foreclosed & abandoned home in my Knoxville neighborhood, been vacant 5+ years now and is deteriorating quickly.

I’m 23 years old and moving back to the town I grew up in and lived in for 22 years (Knoxville, TN – any of you guys in that market?)

Seller doesn't have that much money either (additional 300-400K for the build-out) to finance the entire deal as the bank would.1) Does anyone know a flexible, investor friendly bank in Knoxville, TN that would not mind holding a second lien?
