I have never heard of a property management company charging a fee to transfer the property to another management company.

IF you can qualify for the $1million+ duplex downtown never a shortage of rental demand, but have to be able to qualify for that price point. 

I self manage, have a cleaner but I also sometimes turn the unit myself.

If you're wanting to use leverage to buy more properties, then once your credit is around 680+, one strategy would be to cashout refi your current property at around 50% LTV.

What I am getting at is, that tenants are often late, and you will have to become accustomed to working with tenants.

There are risks too, when buying condemned and burned-out houses because you may not be able to control the environment where these properties exist.

Data point: we have a long-term rental in a popular STR neighborhood listed through Zillow right now.Every person who writes asking to do some sort of arbitrage is blocked by the Zillow platform.I don't even have to say "no thank you anymore."  

If these houses have stable long-term tenants, I share your concern.
