Good to know that I should look at seller financing first....I hold 5 properties (making up 17 doors) in NC and TN since 2020. 

Some deals just "work" from day 1 and everything falls into place.Others don't work out no matter what you do.I've done hundreds of them in my local market and would only sell if it was one of those doozy type deals.Funny thing is, a property I own next door might be fine.But for whatever reason the cursed property just isn't lol.If you are wanting to use the equity, then use it to "Gung Ho" and full time.Meaning, don't buy turnkey and use the capital to buy, fix and flip instead.Money makes money and being very hands on and active, you can get to where you want to be quicker.Just my opinion.Thanks 

Take my office for example, we have over 1,400 doors under management in just my office alone.

The house is a simple two bed one bath with a garage and a fenced in backyard.

I just closed on a duplex in Dayton for $189K $1100 a door and have an investor closing on a 4 unit for $325K in Indy with great rents that cash flow over $1000 a month.I have seen Indiana, & Ohio pick up some major heat over the last 3 years for investors while Boise falls somewhat short.

If I'm not mistaken it is $25/month base + $1/month/unit...so not $26/door/mo.

Would you have reduced the rent if your next door neighbor started a construction project?

It would also be best to have someone go inside every closet and door.

Selfstorage, flex buildings, next door properties.  

If you're rehabbing the house next door, you'll see who is coming and going, who actually lives there, do they go to work (are they able to fund those rent bumps).
