Trying to drum up business saying that your competiton is not qualified, might not be ethical and can get you in trouble sounds like a political ad.

Nick A.It seems as if most everyone has been talking about conventional financing or hard money.If you find a motivated seller, then the 'No & Low Money Down' exists.That requires some hustle, putting out signs, sending postcards, telling everyone you know that you are going to buy some real estate, to name a few ways of drumming up leads.I have purchased 10 properties with less than $5,000 out of my own pocket for each one.

Use your nice new car as incentive to go door knocking and drum up enough listings and Buyer tours to repay your $30,000 ASAP, then your DTI will be better.

Incidentally, this marketing stuff is how most real estate agents drum up listings (they also can't actually close on & buy the home, most of the time, which in their cases is fine since that is not what they are selling).A seller signed fully ratified purchase contract crossed my desk this week.

And that imagination is one of the keys to your success.Now that you got all of this negativity off your chest, I suggest you never beat this drum again.  

The market will dictate the price and especially at this time of year it is often a strategy to pull the price back well under the perceived value to drum up interest and give yourself more options for offers.
