The only way I would do it is if there is some other "hook" where you can increase cash flow OR reduce the amount of debt, or some other type of thing.

But we just need to look back on a little company called Hewlit and Packard that was started in a garage in Palo Alto with 20k in credit card debt.. or Jobs and Wozniack working out of their parents garage in Los Altos..

@Shiloh LundahlVery interesting model ... if I understand correctly - basically you are doing a BRRRR + Rent to Own with favorable terms.This is being financed partly by hard money (for the initial purchase) and partly by private investment (for the rehab) My only question with regards to the model is -> Do those private investors have a debt or equity relationship?

Bankruptcy laws regarding exemptions are very ungenerous to debtors.
