Frank,I recommend using an independent insurance agent that has access to a large amount of carriers to be able to find you the most competitive rate, is able to write all sorts of properties (SFH, Multifamily, Condos, Commercial, Fix and Flips, Vacant, etc.), has experience working with RE investors, and is knowledgeable on what coverages you need based on your strategy and goals.

Once you update your insurance, the insurance carrier will notify the lender and that will trigger the due on sale clause.The reason the due on sale clause is typically not triggered, is because people do not update their insurance....thus in an attempt to limit their liability they do the opposite and blow up their liability by forgoing insurance. 

That may change who they recommend (some carriers will not do a policy for a property in an LLC).5. consider an Umbrella policy to add an additional amount of Liability coverage on top of the limit on the dwelling/fire.

Joel,With the Tropical storm coming, most carriers have issued moratoriums on binding coverage. 

Please understand that rates change every year, and vary from carrier to carrier. 

Take a carrier like Southwest Airlines, known for great service, but run into the wrong employee on the wrong day and you won't care WHAT their rating is, they'll ruin your trip.As I said above, I didn't have a problem with the tellers and other employees at our local BofA branch.
