In addition, yes there are property managers but very few want to manage my B or C class property for an extended period of time in the fashion I would if I was managing it or that a really good sponsor would.

If any damage arises from her negligence she will be getting the bills for damages, plus costs of collecting which you bill as well as your attorney in addition to the termination of her lease.

Look at the PM contract and verify the 8% is all inclusive and that there are not additional charges for placing a tenant, resigning a tenant, inspections, and dealing with vendors/contractors.  

However, i'll likely be looking at additional ways down the road to be even more secure for a backup what if scenario.  

There should have been change orders alerting you of the additional charges, which would have given you the opportunity to make budget decisions.Check your management contract and check all your conversations with the PMC.
