But you have to purchase new investment property of at least as much as your net sale to avoid tax. 

@James Landsford I would wait to do the remodel after tenants move out before listing it for sale.

However I am wondering what I need to have in addition to cover repairs and others things that I may not be considering.Any advice and recommendations would be much appreciated!

I'm wondering if there is ever the case where an Inspection is OK from the buyer, and if so, what are some things to lookout for?
