Unpredictable by laws you have no control of and HOAs eat all the profit.

An owner of a condo has little say on who performs the work needed, making the cost unpredictable.

I want to have traction on both sites for many reasons but the most important one for me is unpredictability of the sites and inconsistent rules.

@Alyssa Balami have found appraisals for small multis to be very unpredictable but i am sorry this is happeningcan you pay to extend the loan? 

there are lots of other options - hard money, conventional money, DSCR money, seller finance, etc.BRRRRs are tough because: (1) there is a lot of investor competition for deals right now, both on and off market; (2) good contractors are booked up; (3) materials are expensive; (4) appraisals are unpredictable; and (5) interest rates have made it difficult to cash flow on the refi.so, if you're up for it, try a BRRRR, or a BRRRR house hack, or a live in flip, with your own money first. 

The market is unpredictable right now, but we don't want to miss an opportunity to get into the game.

Reason being is the future is unpredictable.

People are unpredictable.  2 + 2 will always equal 4. 

OOS is okay but unpredictable repair although it's a turnkey house, is frustrating :) lol.Thanks!
