Productivity in virtually all industries is accelerating over time, leaving construction in the stone ages.

The most recent data show that record momentum continues for the residential rental industry especially for the short-term rental industry, with year-over-year bookings now exceeding pre-pandemic levels.The complexity of the problem hinges on the definitions of “short-term” versus “long-term” rentals for tax purposes.

You are going to have to interview a LOT of agents as the industry is full of dummies.

These groups "find the deal" by raising money for other operator/syndicators, they market themselves (often with tag lines on LinkedIn of: I help busy (fill in industry) professionals create passive income through real estate),  They raise money from their own network and funnel it into a syndicators deal for part of the GP ownership.  

Worthy noting it's close to light industrial and downtown commercial, albeit a small town.We will likely buy and hold until I can do a refi and add to the portfolio.Its the main house large 3br, 2, 2br and 9 1br.

The hospitality industry lobbied pretty hard for that to happen to give them an edge since those are areas where hotels are located as opposed to residential zones. 

Or do their job and come up with a new strategy to get qualified tenants in.I know quite a few people in the property mgmt, and there are certainly some great ones, but also ALOT of lazy ones, just like in many different service industries. particularly with larger companies with lots of employees

Are there any tried and true/ industry standard sites, forums, etc. where those looking to avoid capital gains look for investment properties?  

We invested $55,000 in renovations, transforming the property into a highly desirable home.
