Quick heads-up: Starting January 4, 2025, Pennsylvanias Act 52 requires anyone involved in wholesaling real estate to be a licensed agent.

This might he the start of a new niche to take advantage of.

Piece of advice - when I started I wish I would have focused on my multifamily niche/expertise from day one vs trying to be the agent for everyone (flippers, STR buyers, land, etc). 

Start small and make your mistakes then.Don’ttrust me.

@Juliann Morala if you're going to rent it out, start with a PMC! 

Loan Officer, Brave Mortgage called me and we started a refinance option to be able to hold the property and get out of the balloon payment.

I'm not sure of what exactly, but something led me to start connecting with others here and do my best to actually stay active.

If I would have bought a sustained portfolio with multiple units rather than starting with a single purchase I truly believe I would have lost a lot of money while my systems flailed rapidly attempting to catch up. 

There's no real wrong answer to your question, but the right answer starts with you figuring out what general direction you want to aim in.
