My wheels started spinning and I thought this would be a good opportunity to use that money (that I wouldn't have had otherwise) to start flipping real estate and multiply it several times over.

(or at least very close to completion)...otherwise you may just be spinning  your wheels and theirs..besides, it could take longer than anticipated to complete the remodel and the last thing you want is a lease and a tenant ready to move in and another week of final touches to finish for completion.....yikes..

Good to see you evaluating every move; the mortgage process is demanding and time consuming, good you are getting pre-qualified before spinning your wheels. 

There were tarps nailed up to the inside of the 2nd floor, so I was expecting to have some wood rot or something.

So overall, it sounds like a bad deal, but on a street-by-street level, the numbers look like they hold up.Now, that puts a whole new spin on things, but doesn't eliminate all the risk, of course.
