& track my job costs against each category so I can compare my budget vs actuals and calculate the variances.For example:Electrical Budget: $4,000Electrical Actual: $6,300Variance: +$2,300This process is more tedious because you have to breakdown each invoice or receipt and allocate the costs to each Category, but it really helps you understand where you are spending your money and why you went over budget.Otherwise, it sounds like you are having trouble measuring employee productivity?  

If you are uncertain about any of this I would recommend spending a little on a CPA that understands RE investing.

I'm sure this was not comfortable or fun to spend this money for the fixes but the fact that you were able to find a way to do so and stay in the game is really a feat so kudos there!

Obviously, they will pay less for these loans because of the resources they spend upfront.Most of the larger private lending firms will participate in correspondent loans.

He spend $3k fixing it up, rented it for $700, but lot rent was $300.

This way it’s no up front out of pocket expense for me and they then have the extra money to spend as they need it.

And then, whatever the seller was planning to spend, I'd have them pay that amount to me as an cash allowance at closing.

So as a result of my “asset protection” procedures, the end result was that instead of being sued personally and having to spend the time, money and emotional stress of both defending my self AND suing the insurance companies and condo association, the plaintiffs accepted an ASSIGNMENT of proceeds and signed a form releasing me and my LLC from liability in exchange for the right to go after the insurance companies themselves.

I know he taught almost all the coaches that followed but I did not want to spend the money to work with them.
