You might want to see if the owner is willing to assign you over title as part of your financing agreement so that it protects you if he tries to sell it out from underneath you, changes his mind etc.

I did a full demo on a 1931 bathroom and there was 2 inches of concrete underneath the floor tile and wall tile, and it was impossible to remove any tile without having to also remove the concrete.

Hey all,I'm currently rehabbing a split level house that has a 16' x 8' deck in the front of the house.The deck is built about 4 feet from the ground and leads to the front door.I had my landscaper remove a ton of overgrown weeds/ brush from underneath/ around the deck, but now it looks quite bare with the exposed beams atop a pile of mulch.

I did a Typo survey and a Soil survey to make sure I am in a good spot for building....Those two items might need to be done if you are thinking of any building to eliminate any surprises.
