As much as I love to hear about the success stories, its really helpful to get insight into the parts of the learning process that didn't go as smoothly as one would have hoped.  

It's soooo hard to find a good one, which is why there have been times in the past where I did it all on my own with no realtor and it went very smoothly.

When it comes to trouble I try to find the quickest way through it to smooth sailing.

Everything that I expected starting out, learning to screen, applications, blah, blah, blah..1st yr and a half had to do an eviction went smooth, got another tenant 2 months in left the state and just disappeared left all there stuff behind..

She knows the ins and outs so that you will have a smooth closing.

If you go upwards of $200k you can end up in a quad or 6 unit apartment building.Whichever out of state market you choose it's important that you do a few things to ensure it's as smooth as possible.

But overrall it went smoothly so it remains to be seen whether they'll stay come April or if there is any fallout from the neighborhood.But thanks to everyone here i was prepared to have that conversation when the opportunity arose.
