It is just as important to develop good due diligence practices with your skill sets in mind. 

For example, buy properties with a 10% return, and you will have 2500ish to reduce that $5K expense a month; then you can save more money quicker, gain more skills to increase your active income to pour into LTRs to get that ROI up to quit your job in 1-2 years.

Knowing where the good areas start and stop is a skill not everyone possesses.

Sharpen your sales skils / people skills.

At the moment, I just don’t have the funds but I am sharpening my skills for when I get there!

I am wanting to enter the REI world but will not have time or skills to self manage.

A couple of book recommendations:- David Greene's 'Skill' & 'Sold'- Hyper Local, Hyper Fast Agent by Dan Lesniak- Gary Keller's Millionaire Real Estate Agent- Stephen Covey's 7 Habits of Highly Successful PeopleSoak up the practical advice and apply it.The main takeaways I got from these books:- A day where you don't work to generate leads is a day off.
