Using a single OTA has too much reliance on that OTA for my liking.  

If you are single or married with a small child, buying a duplex or 4plex should work well.  

., funding.Two final thoughts, I'm all for being efficient, but you should think about the opportunity cost of tying up your own money in a single rehab, vs. using it to fund another simultaneous deal.

The 4-plex may be viable if zoning allows it but building another single family is probably not the move.

If they were insured with Cal Safe they are both dramatically underinsured and a single neighborhood would deplete the programs' reserves.
