Simply put.

It's your property, as long as you give proper, written notice, which is 24 hours in every state that I'm aware of, you can enter.

These folks had a lot of red flags before entering, I am not sure if diligence was done or missed.

If you think you have average intelligence and a general hard working person, for non luxury STRs (competing with 3 star or below hotels in the area for average people who simply need a bed and a kitchen) I would use 60% occupancy rate to start in the beginning and then 80% after stabilization.

Beyond that, I simply avoid voluntarily putting myself in situations that might require a better than average likelihood of needing to defend myself or others. 

I am supposed to enter the agreement with an LLC and I am wondering if I would be able to re-purpose an LLC that we set up in Ohio earlier this year but never did anything with.
